District of Sooke
Viewpointe Estates is a 20 hectare residential development located in the District of Sooke. The development is currently accessed from Maple Park Terrace and Winfield Drive, with future connectivity to Brailsford Place and Mountain Heights Drive. The development will also contain over 7 hectares of parkland that will include a playground area and trail network that will connect through to Firwood Park.
Westbrook Consulting has provided topographic survey, detailed design, construction layout and construction inspection services for Phase 1 and 2 of the project and is currently working on the design of Phases 3 and 4.
The first phase of the project connects Maple Park Terrace to Winfield Drive. The site slopes steeply up from Winfield Drive and is surrounded by residential developments on the south, west and east. Westbrook Consulting worked with the owner and the contractor to optimize the grades of the site to meet the needs of the client while minimizing the blasting and fill requirements. Westbrook also took care to ensure the lots were graded in such a way to allow for both privacy and views wherever possible.
The phasing of the development of the site was governed by the available water pressure and flows. Westbrook prepared a model of the local water network to determine the maximum size of each phase and the associated required infrastructure upgrades for the proposed development.
The site is located within the Ella Stream Watershed and the Nott Brook Watershed. The storm water from Phase 1 and 2 of the development contributes to the Nott Brook Watershed through Windfield Pond. Westbrook Consulting worked with the project biologist to design a series of sedimentation and forebay ponds upstream of Winfield Pond. As the storm water enters the ponds the water is treated and dissipated.
The future phases will contribute to the Ella Stream Watershed and the storm water management plan for the remaining development area will be prepared during the design period of the future phases.
The construction of Phase 1 was completed in 2017, Phase 2 is currently under construction and Phase 3 and 4 are currently in design phases.
