The Opportunity

The Raven’s Landing Business Park is located on Verling Avenue in Central Saanich. The park contains three commercial buildings, ranging in size from approximately 18,000 – 43,000 square feet.

The Raven’s Landing Business Park is located on Verling Avenue in Central Saanich. The park contains three commercial buildings, ranging in size from approximately 18,000 – 43,000 square feet.

Westbrook Consulting provided Civil Engineering services starting with the initial rezoning meetings and approvals, through detailed design and into construction.

One challenge of the project arose when it was determined that, due to limited available water supply infrastructure and large building area, significant fire flows were required to be available to service the development. Westbrook Consulting created a detailed water model and studied the water supply for firefighting requirements. The results of the model were then used to determine upgrading options of the existing municipal infrastructure so that fire flows could be suppled.

Another challenge arose due to the requirement for level floors in the large buildings. The site gently slopes from south to north, however the buildings required a large level floor area against a sloped driveway. Westbrook performed a detailed review of site grading to ensure adequate access to the individual business park units was provided, while maintaining site drainage.

Westbrook Consulting also designed an extensive below grade storm water storage and infiltration system.  The result was a storm water management system that contains runoff from the site, on the site for all but the most significant storm events each year.  As a result, the runoff from the site from pre-development to post development has been reduced overall and has been kept to zero for over 90% of the year.

The project was first proposed in late 2007 and was constructed in three phases between 2009 and 2013.
