The Opportunity
One of the challenges of this project was the requirement to detain and infiltrate all of the storm water produced by the largely impervious development onsite. Another challenge Westbrook faced was the complex road and parking lot grading that was required in order to ensure the adjacent road areas remained serviceable.
The Approach
Westbrook Consulting was hired to provide detailed design and construction administration services for the installation of site servicing, site grading, and frontage works. Westbrook Consulting performed permeameter testing to determine the infiltration rate of the site subsurface, then designed a system composed of four rock pits to ensure that all storm water created by the development would be treated and infiltrated onsite. Additionally, Westbrook designed two vertical seepage pits to collect and infiltrate runoff from Goldstream Avenue.
The Result
M’akola Development Services constructed a 4 storey, mixed-use building with 36 affordable housing units and over 7,700 square feet of commercial space. The building was constructed for the M’akola Housing Society in partnership with BC Housing and the Canadian Mortgage and Housing Corporation to provide high-quality, affordable housing for Indigenous families and to act as a head office for M’akola Administration and Development Services.
