The Opportunity
The Woods at Royal Bay is a 31 unit Townhouse Development located in the City of Colwood at 467 Royal Bay Drive, overlooking the Royal Bay neighbourhood. The development will contain 11 townhouse blocks with 2-3 units each and a looped road network.
Westbrook Consulting has been involved in versions of the project dating back to late 2009 and is currently completing the detailed design for the 31 townhouse units.
The Approach
The present project was started in 2016 and has been through the Development Permit process and is now in the Building Permit phase.
The project has required coordination with a multi-discipline team, including an architect, a landscape architect, a mechanical consultant and an electrical consultant, located on the lower mainland and with the City of Colwood staff.
Westbrook reviewed the proposed building grades with respect to common driveway access to ensure that all units are fully accessible from the adjacent road and designed storm water management systems to detain and release runoff at a pre-development rate.
A unique requirement of the project was the design for the re-routing of an existing large diameter municipal storm sewer that discharges onto the site. A new main was designed to pass through the site to an existing swale. Challenges of the re-routing included incorporating a large diameter main between separate townhouse services within a limited servicing corridor, as well as taking measures to ensure the downstream system has adequate capacity to convey the storm water at the new upstream discharge point.
The Result
Construction is expected to commence in 2018 with project completion anticipated in late 2018 or early 2019.
