The Opportunity

Lakeview is a seven lot subdivision located on an infill site near Christmas Hill, at the intersection of Lakeview Avenue and Saanich Road in the District of Saanich.

Lakeview is a seven lot subdivision located on an infill site near Christmas Hill, at the intersection of Lakeview Avenue and Saanich Road in the District of Saanich.

Westbrook Consulting Ltd. was engaged to provide topographic survey, detailed design and construction inspection services to the proposed subdivision.

The project required close coordination with the project arborist and the District of Saanich to create a subdivision that was practical, protected existing trees and vegetation and conformed to the District’s storm water management requirements.

In order to preserve the critical root zones of trees designated for retention, a floating sidewalk was proposed to be constructed. The sidewalk will be supported by an imported sandy subgrade and a strengthening layer of geotextile over the natural organic soil, rather than a typical granular subgrade.

Westbrook Consulting incorporated storm water management flow control and treatment strategies including rain gardens, bio-swales and detention systems into the overall project design. The storm water management features were designed in accordance with the District of Saanich’s Type 1 watershed engineering specifications.

The project began in the summer of 2017 and the design stage is now complete.  Construction is expected to commence in March of 2018.
