Sean Heights Business Park
The Opportunity
Sean Heights Business Park is an expansion to the neighbouring Raven’s Landing Business Park in Central Saanich. The project saw the construction of four new buildings, totaling over 72,000 square feet of office and warehouse space, to the west of Raven’s Landing.
The Approach
Sean Heights Business Park is an expansion to the neighbouring Raven’s Landing Business Park in Central Saanich. The project saw the construction of four new buildings, totaling over 72,000 square feet of office and warehouse space, to the west of Raven’s Landing.
Westbrook Consulting was responsible for the design of site servicing and the parking lot grading around the new buildings. Westbrook also designed storm water management for the site, which consisted of a large, below grade storm water detention tank, that was constructed to maintain post-development rainfall runoff rates at the pre-development level.
Also included in the project, was the design of an option for an offsite gravity sewer from the site, along Sean Heights and Sean Road, down to the municipal lift station on Butler Crescent. The design was challenging as it included special design considerations for High Density Polyethylene pipe, pipe anchors and energy transition measures in the downstream manhole, on the line between Sean Road and Butler Crescent.
Design work commenced in the fall of 2013 with construction of the first building following in the spring of 2015 and the final building being completed in mid-2017.
